In the crisis conditions of global changes, when consumer priorities are changing in favor of functional and rational component purchases, the format of outlet centers is becoming one of the most popular. All over the world, shopping centers of this format are the fastest growing segment of retail real estate. According to the director of the UTG company Evgenia Loktionova, outlet centers are also the most promising niche for development in Ukraine. As part of this exact strategy, the company carried out the rebrokerage of the Promenada Center shopping and entertainment center, which is being transformed into a sports outlet with a wide range of goods for sports, equipment and the military.
“Outlet centers are currently at the peak of popularity in Europe. In Ukraine, the mass migration of consumers and the reduction of their purchasing power also leads to the fact that Ukrainians increasingly migrate from classic shopping centers to outlet format shopping centers. People want to buy high-quality branded items at reduced prices – with a big discount of 30% to 70%,” Evgenia Loktionova explains the growing popularity of outlet centers. However, according to her, this format of commercial real estate is interesting not only to consumers. Its concept is also effective for the retailers themselves, as it makes it possible to sell the entire assortment of the brand’s products, which is especially relevant at this time, when sales at many retailers have fallen, and large remnants of collections have appeared. Therefore, almost all operators have a ripe need to open stock stores. According to the manager, it is precisely in the difficult conditions in which our country is now that the issue of proper management of the remaining collections or unsold goods of stores that are closing becomes more relevant than ever. At the same time, the retailer, receiving an additional sales channel, has more favorable rental rates than in classic shopping centers. In addition, according to the concept, outlet centers have a favorable location.
